Construction Estimator

https://jobs.frontlinesourcegroup.com/jb/Construction-Estimator-Jobs-in-Dallas-Texas/13996796

Construction Estimator
Civil Site Development, Residential Subdivisions
Dallas, TX Direct Hire, Full-Time

5 Reasons Top Estimators Are Taking This Call
1. Own the estimating function from day one with zero red tape
2. Civil site focus only: earthwork, utilities, and infrastructure (no vertical)
3. Entrepreneurial developer with active pipeline and aggressive growth plans
4. No corporate layers. Your estimates drive real decisions in real time.
5. Competitive comp, healthcare stipend, 401K, PTO, and paid holidays

THE OPPORTUNITY
A fast-growing real estate and land development company in Dallas, TX is hiring a Construction Estimator to lead the preconstruction and estimating function for civil site development projects across the DFW metroplex. This is a high-impact seat on a lean, entrepreneurial team where your numbers directly shape project outcomes and company growth.

This is not a corporate estimating cubicle. This is a hands-on, high-autonomy role for a civil site estimator who wants to run the show: manage full bid cycles from quantity take-off through subcontractor award, negotiate pricing, drive to job sites, and own your projects from estimate through completion.

YOUR ROLE
Review and digitize civil plans using Bluebeam (or equivalent take-off software) to build detailed, accurate quantity take-offs using unit value pricing and square footage methods
Build complete project specifications, scope documents, and bid packages for residential subdivision civil work
Post scopes to job boards, manage the subcontractor bidding process, and run full two-week bid cycles from initiation through proposal receipt
Compile bid tabs, analyze subcontractor proposals, qualify contractors, and negotiate pricing and scope to lock in competitive, accurate awards
Collaborate directly with the project management team to hand off awarded projects with clean documentation and clear scope definition
Drive to active job sites one to two times per week (or as needed) to verify installations, confirm scope accuracy, and stay connected to the work in the field
Maintain full autonomy and accountability over assigned projects once they transition out of the estimating phase
Support cost engineering, budget reporting, and estimating analytics for senior leadership

WHO YOU ARE
You are a civil site estimating professional with 5 to 10+ years of hands-on experience pricing earthwork, underground utilities, and site infrastructure for residential subdivisions (both single-family and multi-family). You thrive when you own the process, and you bring the technical depth to manage a full bid cycle without someone looking over your shoulder.

Experience: 5 to 10+ years in civil site estimating for residential subdivision development
Education: Degree in Construction Management, Civil Engineering, or related field. Former military with engineering background strongly considered.
Core Expertise: Residential subdivision civil work: earthwork, underground utilities, site infrastructure (not vertical construction, roads, or bridges)
Software: Bluebeam proficiency required; experience with other quantity take-off platforms a plus
Negotiation: Proven subcontractor negotiation skills with a track record of securing competitive pricing
Builder Experience: Experience working alongside or supporting top national homebuilders is a plus
Work Style: Self-starter who builds and manages the estimating process with minimal oversight; thrives in lean, entrepreneurial environments without heavy corporate structure

COMPENSATION AND BENEFITS
Competitive base salary commensurate with experience and DFW market benchmarks
Healthcare stipend
401K retirement plan
Paid time off and paid holidays
High-visibility role with direct access to senior leadership and company decision-makers
Opportunity to shape and build the estimating function from the ground up in a growing organization

WHY TOP ESTIMATORS CHOOSE THIS ROLE OVER BIG-BOX FIRMS
Large general contractors and national builders stack estimators in departments where your work disappears into a committee. Here, your take-off becomes the bid, your negotiation becomes the award, and your number becomes the budget the PM builds from. This is a company where estimators have direct impact, visible results, and the freedom to operate like a business owner inside a business.
