Our client in Dallas, TX is seeking a Property Coordinator on a direct hire basis.

Property Coordinator Role:
In this role, you will work from the office and prioritize and dispatch work orders to external vendors.
Coordinate all maintenance submissions and address tenant requests. 
Ensure that data, documents, photos, etc., are entered into the appropriate system for estimate approvals and continuously track the progress until completion.
Collaborate with subcontractors and vendors to oversee all stages of the maintenance process, ensuring resolution within the specified scope of work and budget/bid pricing. 
Maintain an updated database of vendors, subcontractors, and current costs/rates for both materials and subcontractors. 
Investigate maintenance chargebacks for validity and accurate billing to tenants. 
Follow up with residents to ensure satisfactory and timely completion of work orders and repairs. 
Manage the work order process by prioritizing job types and organizing them geographically for efficient assignment to maintenance personnel and contractors. 
Coordinate with vendors and the internal maintenance team to guarantee timely and high-quality repairs.


Property Coordinator Background Profile:
High School Diploma or the equivalent
Minimum of three years of experience as a Maintenance Coordinator is necessary. 
Proficiency in the renovation process and scheduling is required. 
Familiarity with Microsoft Office. 
Having a network of subcontractors is advantageous. 
Experience with Propertyware or similar software is a positive addition. 
A working understanding of maintenance repair methods and equipment across various disciplines (including electrical, plumbing, heating, air-conditioning, and carpentry) is essential for analyzing, troubleshooting, and overseeing repairs.
Fast learner, incredibly organized, and detail oriented
Energetic and self-motivated individual
Excellent verbal and written communication skills
Strong customer service skills
Able to work independently as well as be a team player
